Our Fees and the Cost of Our Services

At Mortgage Confident Finance, we believe in keeping our charges fair, transparent and easy to understand.
Our fees reflect the time, care and expertise involved in helping you secure the right mortgage or finance solution for your circumstances.


Mortgages and Bridging Finance

We charge a broker fee, which is fully disclosed in our customer portal before we submit any mortgage, bridging or commercial application.

Typical fees:

  • Residential Mortgages & Buy-to-Let: £600 – £1200

  • Offplan New Build: £1,200 – £1,950

  • Bridging Finance: £1,000 – 1% of the loan amount

  • Commercial Finance: typically 1% of the loan amount

If your case is more complex or requires significant additional work (for example, where there are multiple applicants, non-standard income, or complex property types), a higher fee may apply.  We’ll always explain this clearly and confirm it in writing before you decide to proceed.

You’ll also receive an illustration or offer document showing all fees, charges, and any commission we may receive from the lender once your loan completes.

You can ask us for details of any commission differences between lenders.

 


Commercial and Development Finance

For commercial or development finance, our broker fee structure and any commission received will be agreed with you in advance.
We will confirm all costs in writing before submitting any application.

Please note: Commercial finance products are generally not regulated by the Financial Conduct Authority (FCA).
As such, Financial Services Compensation Scheme (FSCS) and Financial Ombudsman Service protection may not apply.


Refund of Fees

If you cancel or withdraw before completion, our administration fee remains due and will not normally be refunded.

You will receive a full refund of our broker fee if:

  • You provided all requested information accurately and on time; and

  • We are unable to secure a mortgage or finance due to your personal circumstances.

Our broker fee is non-refundable if:

  • Your property purchase does not proceed after your application is submitted;

  • You choose not to proceed after submission; or

  • Your application fails because information provided was inaccurate or incomplete.

Please ensure all information supplied is accurate, as inaccuracies may affect your eligibility and any refund entitlement.


Insurance

We do not charge a fee for arranging insurance products.  We receive a commission from the insurer, which is a percentage of your premium, and we’ll provide full details before you proceed.


Fair Value and Customer Outcomes

We are committed to ensuring that our services and fees represent fair value and deliver good outcomes for all clients, in line with the FCA’s Consumer Duty.  We regularly review our fees and processes to make sure they remain fair, transparent, and proportionate to the work involved.


Our Promise

You’ll always know what our fees are before we act on your behalf.  We’ll never charge additional fees without your prior agreement, and all costs will be confirmed in writing before we submit your application.
